Maintenance: Landscaping, pool and common areas
One of the most visible roles played by Flagler Coastal is that of maintenance coordinator for our properties. We are responsible to organize and control all of the maintenance activities and to ensure that they are properly performed on schedule.
When we setup a new community, we take inventory and record a description of each asset from a maintenance point of view. We determine the maintenance that needs to be accomplished and the frequency for that maintenance. It is also important to note the length of time that will be required to perform the maintenance, the criteria for satisfactory maintenance and to determine any preventative and emergency plans required for the asset.
Flagler Coastal coordinates the performance of five types of maintenance for our associations that are provided in each community’s budget. They are:
Routine maintenance; including pool cleaning, lawn mowing, window washing and other regular recurring items.
Preventative maintenance; such as rebuilding a pool pump, cleaning sewer lines or performing service to an elevator in order to avoid disruptive breakdowns and to prolong the useful life of the physical asset.
Emergency maintenance; responding to the unpredicted service needs of our communities in the event of roof leaks, broken pipes and the like.
Corrective maintenance; discovered during routine inspections of the property such as ant bed removal or clearing away a dead tree limb.
Scheduled replacement; performed when physical assets wear out or break or are planned for replacement in the association’s reserve study such as roof replacement, building painting or pavement resurfacing.
When association employees can not be utilized to perform these tasks, Flagler Coastal will assist in the screening and qualification of proposed vendors including credential verification, soliciting bids and awarding contracts.
